UAE Golden Visa: Requirements and Categories

Quick answer

Six routes. AED 2 million in a fund, a licensed company with capital of AED 2 million, or AED 250,000 a year in tax gets you 10 years. AED 2 million of property, unmortgaged, gets 5 years. A project valued at AED 500,000 with an incubator letter gets 5 years. A GPA of 3.8 or a school average of 95% gets 10 or 5 years. A senior executive role needs 5 years’ experience and a salary certificate of at least AED 50,000. Humanitarian work needs 5 years of service or 500 volunteer hours. No sponsor is required on any of them.

On this page 5 sections
  1. The six categories and what each needs
  2. The document that proves each route
  3. Three things the thresholds do not say
  4. What the visa gives you
  5. Where to apply, and what it costs

Most Golden Visa pages tell you it costs AED 2 million. That is one route out of six, and it is a threshold you keep rather than a fee you pay. This page is about qualifying: every category the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) publishes, the exact figure attached to each, and the document ICP asks for to prove it. For what you actually hand over in fees, we keep that on a separate page: see the Golden Visa cost guide. All figures below are from the ICP Golden Residency service page, last updated by ICP on 23 March 2026 and checked by us on 8 August 2026.

If none of the six fits and you are over 55, the UAE retirement visa is a separate route with its own income and property tests.

The six categories and what each needs

Category Duration Main requirement, as ICP states it
Investors in public investments 10 years Minimum capital of AED 2 million
Real estate investors 5 years Property valued at AED 2 million or more, without loans
Entrepreneurs 5 years Innovative or technical project, value no less than AED 500,000
Exceptional talents and rare specialisations 10 years Doctors, scientists, inventors, creatives, executives, athletes, PhD holders, each with its own proof
Outstanding students 5 years school / 10 years university School average ≥ 95%, or university GPA ≥ 3.8
Humanitarian pioneers and frontline heroes 10 years At least 5 years of service, or no less than 500 volunteer hours

The document that proves each route

This is where applications actually fail. Each route has one specific piece of paper ICP wants, and a close substitute is not accepted.

Route What ICP asks for
Public investment A letter from an approved investment fund confirming a deposit of no less than AED 2 million; or a valid commercial or industrial licence with articles of association showing capital not less than AED 2 million; or a Federal Tax Authority letter confirming annual tax of no less than AED 250,000
Real estate A letter from the Real Estate Registration Department proving ownership of one or more properties valued at AED 2 million or more, without loans, plus proof of residence in the UAE
Entrepreneur A certified auditor’s letter proving project value of no less than AED 500,000, plus a letter from the competent authority or an approved business incubator confirming the project is innovative and technological
Doctor Approval letter from the Ministry of Health to practise the profession
Scientist Recommendation letter from the UAE Council for Scientists, or a Scientific Excellence Award
Inventor Recommendation letter from the Ministry of Economy
Creative in culture and arts Approval letter from the Ministry of Culture and Youth, or the Department of Culture and Arts
Executive director Attested university degree, minimum 5 years of experience, employment contract, and a salary certificate of no less than AED 50,000
Athlete Recommendation letter from the General Sports Authority or a sports council
Specialist in priority scientific and engineering fields Attested PhD or university degree, employment contract, passport copy
University student Recommendation letter or graduation certificate, GPA of 3.8 or higher from an accredited university, within two years of graduation, plus proof of financial capability and housing for the family
School student Recommendation letter from the Ministry of Education and proof of achieving 95% or above
Humanitarian pioneer Certificates of appreciation or documented efforts; proof of at least 5 years in humanitarian organisations or no less than 500 volunteer hours; proof of financial support for humanitarian initiatives of no less than AED 2 million; passport copy and health insurance

The executive and specialist routes ask for the university degree attested. Attestation certifies the seals on the certificate, not its academic level; where the qualification also has to be expressed in UAE terms, that is a recognition report for your degree from the higher education ministry, and it is a separate application.

Three things the thresholds do not say

The property route is five years, not ten. Public investment of AED 2 million gives ten years; property of the same value gives five. Same money, half the term, because ICP treats them as different categories.

The tax route is the quiet one. A Federal Tax Authority letter confirming an owner or partner pays annual tax of no less than AED 250,000 qualifies for the ten-year investor category without any AED 2 million asset. For an established profitable business, that can be the cheapest route to qualify, and it is the one least written about.

Several routes are gated by a letter, not by money. Doctors, scientists, inventors, creatives and athletes qualify on a recommendation or approval from a named body. Getting that letter is the whole application; the ICP submission afterwards is administrative.

A fourth applies only to some applicants: money sent from India sits under an annual remittance ceiling, and an Indian apostille is not accepted on its own. Both are covered in the Golden Visa from India.

What the visa gives you

ICP describes the Golden Residency as long-term residency of five to ten years with automatic renewal and no need for a sponsor, the ability to issue residency permits for spouse and children, and the freedom to live, work, study and invest in the UAE. The practical differences from a standard employment residence are the absence of an employer tie and the relaxed rule on time spent outside the country.

Where to apply, and what it costs

Applications go through ICP’s smart services, and in Dubai through the residency authority channels; ICP publishes an eligibility self-assessment on the Golden Residency page. This page deliberately quotes no fee figures: issuance, medical and Emirates ID are set by the authorities and change; the cost guide covers what you pay and how the threshold differs from the fee. If your route is company ownership rather than a fund or property, the investor visa guide sets out the shorter-term alternative that many owners take first.

Frequently asked questions

What is the minimum investment for a UAE Golden Visa?

AED 2 million, either as a deposit in an approved investment fund, as capital in a licensed company, or as unmortgaged property. There is also a route with no asset threshold at all: a Federal Tax Authority letter confirming annual tax of no less than AED 250,000.

Is the property Golden Visa 5 or 10 years?

Five. Real estate investors get five years; public-investment investors get ten. Both use the same AED 2 million figure, which is why the two are often confused.

What GPA do you need for a student Golden Visa?

A GPA of 3.8 or higher from an accredited university, within two years of graduation, for the 10-year track. School students need an average of 95% or above, for five years.

Can an employee get a Golden Visa?

Yes, through the executive-director route: an attested university degree, a minimum of five years of experience, an employment contract, and a salary certificate of no less than AED 50,000.

Do I need a sponsor for the Golden Visa?

No. ICP states the Golden Residency is granted without the need for a sponsor, and the holder can issue residency permits for spouse and children.

How much does the Golden Visa cost to process?

The AED 2 million figure is a threshold you keep, not a payment. The fees you actually pay are issuance, medical and Emirates ID, and they are set by the authorities and change, and our cost guide covers that separately.

What proves an entrepreneur project is worth AED 500,000?

A letter from a certified auditor, plus a letter from the competent authority or an approved business incubator confirming the project is innovative and technological.
