How to cancel Ejari in Dubai

You cancel an Ejari registration in the Dubai REST app or the Ejari system on the Dubai Land Department website, where it is free. At a Real Estate Services Trustee Centre it costs AED 40 plus VAT. Cancellation is meant for a contract that has ended on a home you have already left.

Cancelling matters because the registration stays attached to the property until someone removes it. A live Ejari on a flat you have moved out of can block the next tenant’s registration and keep your name on the DEWA account.

1. Open the Dubai REST app or log in to the Ejari system on the Land Department website. If you have never used either, create an account first.
2. Choose the cancellation service and pick the contract you want to close.
3. Fill in whatever the form still asks for and send the request.
4. Wait for the confirmation email. That email is your proof the registration is closed.

At a trustee centre you bring the original tenancy contract and your Emirates ID, and a representative brings a power of attorney as well. If the contract has not expired yet, you also need a letter from the owner asking for the cancellation. The centre takes about 25 minutes once you are at the counter.

This service allows customers to cancel a Tenancy contract that has expired for a property that has been vacated in the Emirate of Dubai.

What this does not mean

Cancelling Ejari does not end your tenancy. The contract with your landlord and any cheques you handed over are separate, and the registration is only the record of them. It also does not close your DEWA account or settle the housing fee on your bill; those are handled with DEWA and Dubai Municipality. And it is not a way out of a contract you are still in: while the tenancy is live, the owner has to ask for the cancellation.
