How to renew Ejari online

Ask a consultantRenewing Ejari online uses the same service as first registration: the Ejari system on the Dubai Land Department website, or the Dubai REST app. You upload the renewed tenancy contract, pay AED 177.75, and the new registration certificate arrives by email. There is no separate renewal service and no separate renewal price.
The reason to do it online is the price. The same registration through a Real Estate Services Trustee Centre costs AED 220, because the service partner takes more at a counter than through the app.

Through the app you need one document, a copy of the renewed unified tenancy contract, and both you and the landlord have to be individuals with up to date owner records. If the building is run by a property management company that has its own Ejari access, the company registers the renewal and you do nothing.
Worth knowing. Renew before the old registration lapses. Utilities, school places and visa paperwork all ask for a current Ejari certificate, and a gap in the record is what usually turns a ten minute job into a queue at a trustee centre.
What this does not mean
An Ejari renewal is not a rent negotiation. The registration records the contract you and the landlord have already signed; it does not set the rent or approve an increase. Rent increases in Dubai are measured against the average rent in the area under Law No. 43 of 2013, which is a separate question from registering the paperwork.
