How to get Ejari online

You can register a Dubai tenancy yourself in the Dubai REST app or in the Ejari system on the Dubai Land Department website. Upload a copy of the signed unified tenancy contract, pay AED 177.75, and the registration certificate is emailed to you. No visit to a counter is needed, and no typing centre has to be involved.

Before you start, check that the online route is open to you at all.

  • The tenant and the landlord both have to be individuals, and the owner’s records with the Land Department have to be current.
  • If the building is run by a property management company with its own Ejari access, that company registers the contract, not you.
  • You need the signed unified tenancy contract as a file. That single document is what the app asks for.
  1. Install Dubai REST or open the Ejari system on the Land Department website, and log in.
  2. Select the registration service and upload the tenancy contract.
  3. Pay the fees by card or from a Noqodi wallet.
  4. Wait for an employee to review and approve the request.
  5. Collect the registration certificate from the confirmation email.

If any of the conditions above rules you out, the alternative is a Real Estate Services Trustee Centre, which costs AED 220 and takes roughly 25 minutes at the counter.

What this does not mean

Doing it online does not shift the duty. Registering the lease is the landlord’s obligation under the emirate’s rules, and tenants often do it only because the utility connection depends on it. It also does not make the contract legal or illegal: an unregistered tenancy still exists, it just cannot be used to open water and electricity or to support other paperwork.
