How to check an Ejari registration online

The practical check is the Land Department’s Download Rental Certificate (Ejari) form. If you enter the contract number together with the DEWA premise number, or with the municipality and sub numbers, and a certificate comes back, the registration exists and the certificate shows its dates. If nothing comes back, the numbers do not match a registration.

That is the whole test, and it is worth doing before you sign anything or hand over cheques.

1. Ask the landlord or agent for the Ejari contract number and the DEWA premise number of the unit.
2. Open the Download Rental Certificate (Ejari) page on the Dubai Land Department website.
3. Enter both numbers and complete the captcha.
4. Read the dates on the certificate that downloads. Those dates, not the file itself, tell you whether the registration is current.

If you registered through Dubai REST, your own contracts are listed in the app with their status, which is quicker than the public form.

What this does not mean

A registration that exists is not the same as a landlord who owns the property. Ejari records the lease, not the title deed, and it does not tell you whether the rent has been paid or whether a dispute is open. If ownership is the thing you are unsure about, that is a title deed question and a different service.
