How to check a Sharjah tenancy contract

Sharjah does not use Ejari or Tawtheeq. Lease contracts in the emirate are registered with Sharjah Municipality, and the body that handles them is its Rental Regulation Department, which attests lease contracts and reviews them. To confirm a contract, you go to that department rather than to a Dubai or Abu Dhabi system.

The department’s own description of its work is what tells you where a Sharjah contract lives.

Ratifies lease contracts. Approves landlords’ cards and naming of buildings. Arranges requests for rental disputes and sends them to the competent committee to decide on them. Implements court rulings on rental cases.

A contract that has been through that department carries the municipality’s attestation, and that attestation is the thing to look for on the paper you have been handed. If it is missing, ask the landlord or agent which section handled the contract before you sign or pay.

What this does not mean

We could not find a public online form from Sharjah Municipality that verifies a lease by number the way Dubai’s certificate download does, so this answer does not promise one. If you are told to check a Sharjah contract on the Dubai Land Department website, that is wrong: the two emirates keep separate registers and neither can see the other’s contracts.
