How to get a tenancy contract in Ajman

Ajman runs its own register. A lease in the emirate is registered with the Ajman department responsible for land and real estate regulation, not with Dubai’s Ejari or Abu Dhabi’s Tawtheeq, and the practical route is to ask the landlord or the agent which office handles the contract and to get the registration done there before you connect utilities.

The rule that holds across the country is the one worth carrying into any emirate: lease agreements have to be registered by the authority responsible in that emirate, and registering is what makes it possible to connect water, electricity, gas and telecommunications. That is the reason a tenancy in Ajman still needs to be filed even though the system has a different name.

Worth knowing. Ask who registers before you sign, not after. In some emirates the duty sits with the owner and in others the tenant ends up doing it, and finding out at the utility counter is what turns a move into a week of chasing.
