Fujairah free zone company setup means choosing between two authorities that share an emirate and almost nothing else. Fujairah Free Zone Authority is a port and industrial zone that prices land and warehousing by the square metre. Fujairah Creative City is a media zone that sells packages by name. Neither publishes a licence price. Everything below was read from the two zones’ own websites on 14 August 2026, and where a zone publishes nothing, this page says so instead of quoting an agent’s figure as though it were a tariff.

Both checked 14 August 2026. The two are frequently written up as one zone with one price list. They are separate authorities with separate registries, and a quote for one tells you nothing about the other.
Fujairah Free Zone Authority: what it publishes
FFZA prices space, not licences. These are the only figures the authority states on its own site.

Fujairah Creative City: six packages, no prices
Creative City publishes what each package contains and stops there. Every package below carries a trade licence with one-year validity.

The Ruler of Fujairah has issued Decision No. 4 of 2026 approving a new fee schedule for the zone; the announcement describes the decision and publishes no amounts, and gives no date for when the schedule takes effect. Any Creative City figure circulating today therefore predates or ignores a fee schedule that has formally changed, which is a reason to ask the zone directly rather than trust a cached number.
How a Fujairah free zone company setup runs
- Fujairah free zone company setup starts by picking the authority, because the two zones licence different things. Industrial, storage and port activity goes to FFZA; media, consulting and online activity goes to Creative City.
- Prepare the individual file: passport copy, a high-resolution photograph on a white background, a no-objection certificate if you already hold a UAE residence visa, the completed application form, an ultimate beneficial ownership form, and the enhanced and customer due diligence forms.
- A corporate shareholder adds more: board resolution of the parent, power of attorney for the authorised signatory, certificate of incorporation and memorandum of articles, all notarised and attested by the UAE embassy, plus the parent’s valid operating licence.
- Choose the facility. At FFZA this is the priced decision: flexi desk, warehouse, custom built unit or open land. The flexi desk is the route that carries investor visa eligibility.
- Request the licence quotation in writing, since neither zone publishes one, and ask for the renewal figure in the same message.
- Process visas per person: entry permit, status change, medical test, Emirates ID and residence stamp.
What a Fujairah free zone licence does not give you
- Fujairah free zone company setup does not come with a published price, at either authority, so every figure you are shown is a quotation rather than a tariff.
- It does not include mainland trading rights. Creative City has publicised a dual licensing arrangement with Fujairah Municipality, but that is a separate application, not part of a free zone package.
- The FFZA flexi desk rent is not a licence. AED 18,000 buys the desk and the visa eligibility that comes with it, and the licence is charged on top.
- It does not include a renewal price. Neither zone publishes one, which matches every other UAE free zone in our UAE-wide price census.
- It does not guarantee a bank account, and a Fujairah address carries no advantage with Dubai banks.
Where Fujairah is genuinely cheap: space, not licences
Fujairah Free Zone sits beside the Port of Fujairah on the Gulf of Oman, outside the Strait of Hormuz, and that is the commercial argument for the zone. It is the only UAE free zone in our set that publishes a developable land rate, and the rate is low: AED 20 per square metre per year, with permission to build on up to 60 per cent of the plot. A thousand square metres of land therefore carries a published rent of AED 20,000 a year, roughly what the same zone charges for a single flexi desk.
The warehousing rates sit in the same bracket. FFZA publishes AED 230 per square metre per year for a pre-fabricated insulated unit and AED 250 for one built to specification, both including loading, unloading and cargo handling, parking and proximity to the customs department. For comparison, our RAKEZ guide records warehouse units advertised from roughly AED 25,000 to AED 40,000 a year, though as an indicative range rather than a published tariff, so the two are not strictly comparable per square metre.
Fujairah free zone company setup is therefore priced backwards compared with the media zones: the space is published and cheap, the licence is unpublished. A trading or manufacturing business that needs a yard can build a budget from real numbers. A consultant who needs only a licence and a visa cannot.

Fujairah appears in budget rankings, including our own earlier cheapest free zones comparison, at roughly AED 6,000 to 8,000. That range is indicative and does not come from either Fujairah authority. On published figures Fujairah cannot currently be ranked on price at all, and the one licence-adjacent number the emirate does publish, AED 18,000 for a desk, is three times the published entry price in Ajman. Where Fujairah competes properly is industrial space: AED 20 per square metre for developable land is a different market from a media licence, and the Sharjah zones do not sell it.
